Karnataka RERA Orders Builder to Pay Rs 10 Lakh After Amenities Missing

The Karnataka Real Estate Regulatory Authority has ordered a builder in Bangalore North to pay Rs 10 lakh in compensation to four homebuyers. Each buyer had paid Rs 2.08 crore for flats in 2022, backed by brochure commitments promising amenities such as a senior citizen park, open gym, spa, open amphitheatre, and badminton court. Joint inspections and photographic evidence established that the developer failed to construct several of these promised facilities. The adjudicating authority held that showcasing unbuilt amenities in agreements and sales brochures amounted to misrepresentation despite buyers signing sale deeds. The builder's obligations regarding a clubhouse remain subject to final site release orders from BIAAPA.
